This is just a quick note on seller disclosure in North Carolina.  Be aware that North Carolina is a “Caveat Emptor”, (buyer beware) state.  The seller must complete a disclosure statement and deliver it to the buyer no later than at the time of the offer, or the buyer may be able to terminate the contract.  It must be completed by the seller, and not by his/her broker.  In it, the seller can answer each question with either a “yes”, “no” or “no representation”.  Although sellers often check “no representation”, I urge everyone to be as forthright and honest as possible.
